FAQs for 55+ Active Adult Communities: An Expert’s Guide

March 19, 2026

As a 55+ community expert here are the answers to some of the most frequent questions I receive from people considering a home in a 55 Active Adult Community.

What is the best thing about 55+ living?

Without a doubt the social aspect of living and playing and socializing with similar aged people whom have a shared history of music, history, world events, culture and more is the best thing about 55+ living. There are interest groups and clubs of every kind. Secondary popular features of 55+ living are yard maintenance is included in HOA dues and ranch style homes with few if any stairs.

Why are home in a 55+ community more expensive than those that are not?

In a word amenities! Most 55+ communities have at least some amenities like a clubhouse and pool while the “Premier” 55+ communities have indoor and out door pools, large clubhouses with fitness centers, meeting rooms, library’s, ball rooms, kitchens and some have billiards rooms, pottery studios and more. Outside venues often include pickleball courts , tennis courts, boccce venues, concert amphitheaters and more. Of course the more amenities the higher the prices. Premier 55+ communities also have full time activities directors to keep the social scene hopping.

Are pets allowed?

Most 55+ communities not only allow but encourage pets and often have dog parks and allow fences. Check with the individual community for individual rules on this.

Do 55+ communities provide levels of care and or meals.

No this is a common misconception. 55+ Active adult living is not to be confused with independent or assisted living.

Am I too old or too young to live in a 55+ community and what is the average age in a community.

The technical answer is each home must have a resident who is at least 55 years of age and no one under the age 19 (while 19 is typical it varies by community) may live in the community. One exception to the minor age requirement is if a 55+ resident has legal custody or guardianship of a disabled minor, that minor can live with the resident regardless of age.

Can children visit and or stay overnight with residents of a 55+ community?

Most 55+ communities do allow overnight visitation of children, usually up to 30 days (check individual community for their rules). Children also are usually able to use certain amenities , usually accompanied by a resident. Individual hours and rules of use vary by immunity and residents are often required to register minor children as well as other guests and liability waiver may be required.

Next Steps Before You Buy

It is imperative to check with the community you are thinking of buying in as to your specifics needs and wants for your lifestyle before buying and this is especially true in a 55+ community
